CONDITIONS AND FURTHER FINDINGS:
1-12 Standard Conditions
13 Building permits for structures on Parcels A, B and C shall not be
issued until such time as community services such as sewers and water
are available at the site.
14 Standard city hillside street improvements shall be installed prior
to issuance of building permits.
15 Prior to recordation of the parcel map the applicant shall post a
bond or casl: deposit in an amount to be approved by the City Engineer,
guaranteeing the construction of said street improvements. The bond
or cash deposit shall be mait�tained in effect until such time as the
street improvements are installed or a local improvement district is
formed.

STANDARD CONDITIONS
1. Install ornamental street lights. All lighting shall be
designed to in no way interfere with adjacent residential
district.
2. Street trees will be planted in t�e public right-of-way and
sha11 be of a type approved by the City in places designated
by the City.
3. Traffie �ontrol signs will be �,laced at locations to be
specified by the City.
4. Fire hyd�ants shall be located as reque�ted by the City.
5. A masonry wall will be built sepa.rating any commercial area
from any residential area; which w�.11 shall be six feet high
above the highest adjoining finished grade.
6. Al1 parking area and driveways will be paved as shown on
the plot plan.
7. Curbs, gutte�s, sidewalks, and structures sha11 be installed
to grades and to be const�ucted i_n accordance with standards
specified by �he City Engineer.
8. Drainage within and without the development shall be to the
satisfaction of the City Engineer.
9. Street improvements abutting tt►e applicant's property shall
be according to City standards anc� specifications.
10. The applicant shall be responsible for completing site as
shown on approved plot pYan, and sha.11 be required to pay
for required engineering, �hecking and inspection fees prior
to issuance of building pe�mit.
11. Landscaping shall be as a�proved an� maintained as shown on
plot plan.
12. Street widening and dedications shall be in accordance with
street widths approved by the City Engineer.
