1-12, Standard Conditions, as listed.
13. That all future street right-of-ways indicated on the Tentative Map
shall be dedicated to the-City of Cupertino. Provision shall be made
for the future impro_uement.of said_-right-of-ways,.unless stated other-
wise herei�,�by posting bonds in an amount..to be_determ3ned by the
City Engineer's office, guaranteein$ the construction of said im-
provements.
14. That Voss Auenue shall be improved--to City stan.dards a� a 6.0-foat
street_from the_existing improvements to.the intersection of the
future-street as indicated on the Tentative Map.
15. That the future street ad�acent to the southerly property line.shall
be dedicated and improved to a point which will provide �roper a.ccess
to the proposed development. Said improvement shall be subject to the
approval of the City Engineer and Planning Director.
16. That the existing dedicated street bisecting the property in a north-
south direction shall be abandoned.
17. That landscaping and street trees shall be installed along. tha_easterly
tract boundary within the public right-of-way, creating a visual-land-
scape barrier in a manner acceptable to the City Engineer and Planning
Director.
18. The developer shall provide the necessary water pumping-f.aci.lities to
insure an adec�uate water pressure for the propo�ed development.
19. Prior to issuance of a building permit the proposed development shall
be reviewed.by the Central Fire District.
20. That sideuzalks shall be constxucted-along the..interior right-o.f_-wa.y
line of the future streets indicated -on--the Tentative Mag adja.�ent_ .to.
the parcel to be developed. Said-sidewalks shall be installed as re-
quired by the City Engineer.

STANDARD CONDITIONS
1. Install ornamental street lights. All lighting shall be
designed to in no way interfere with adjacent residential
district.
2. Street trees wi11 be planted in the public right-of-way and
shall be of a type approved by the City in places designated
by the City.
3. Traffic control signs will be placed at locations to be
specified by the City.
4. Fire hydrants shall be located as requested by the City.
5. A masonry wall will be built separating any commercial area
from any residential area; which wall shall be six feet high
above the highest ad�oining finished grade.
6. All parking area and driveways will be paved a$ shown on
the plot plan.
7. Curbs, gutters, sidewalks, and structures shall be installed
to grades and to be constructed in accordance with standards
specified by the City Engineer.
8. Drainage within and without the development shall be to the
satisfaction of the City Engineer.
9. Street improvements abutting the applicant's progerty shall
be according to City standards a�id specitications.
10. The applicant shall be responsible for completing site as
shown on approved plot plan, and shall be r�quired to pay
for required engineering, checking and inspection fees prior
to issuance of building permit.
11. Landscaping shall be as approved and ma�ntained as shown on
plot plan.
12. Street widening and dedications shall be in accordance with
street widths approved by the City Engineer.
