RECOMMENDING THE APPROVAL OF A ZONE CHANGE from

CONDITIONS:
1-12. Standard Conditions, as listed on Page 1.
13. The developer shall, if necessary, post bonds to reimburse the City
for loss of acquisition by eminent domain of property located outside
the area to be rezoned, in order to complete the roads stated in the
following Conditions 14 and 15.
14. - Imperial Avenue shall be extended through the area from the inter-
section with Olive Street to a connection with Bubb Road.
15. Bubb Road shall be extended through the area, from a crossing with
Southern Pacific Railroad to McClellan Road, to include four moving
lanes, left-turn lanes and other required capacity and.sa�et3�.devices.
16. There shall be no direct vehicular access from lots within this area
to McClellan Road, except that access to the lot between McClellan
Road, Bubb Road and the Southern Pacific Railroad may be arranged in
any way which in the opinion of the Director of Public Works does not
create a traffic hazard.
17. Industrial activities in the open, including loading, unloading and
parking of delivery vehicles, shall be located in the rear of the lot.
Back yard and front yard shall be separated by the main building or
by a wall extending over the entire width of the lot, except for
driveways or gateways of necessary width.
18. Front yards shall be landscaped to the satisfaction of the Archi-
tectural and Site Control Committee. The industrial area shall be
separated from areas zoned residential or so indicated in the General
Plan by a six (6) ft high masonry wall, plus trees or other screening
satisfactory to the Architectural and Site Control Committee.
19. The area ad�acent to McClellan Road shall be disposed as follows,
counted from the present center line of the road: Twenty (20) feet
existing right-of-way; plus ten (10) feet to be dedicated as a

19. public road and improved to the satisfaction of the Director of
c'd Public Works; plus fifteen (15) feet to be maintained as an ease-
ment for possible future public use; plus ten (10) feet to be kept
clear of buildings and industrial structures. A building, a
masonry wall six (6) ft high, or other physical and visual barrier
approved by the Architectural and Site Control Committee sha11
separate the industrial area from McClellan Road. Lot area visible
from McClellan Road shall be landscaped to the satisfaction of the
Architectural and Site Control Committee.
20. The designation of the zone shall be ML-rh, and it shall be so
indicated on the Zoning Map. Appendix A to Ordinance 220(f) of
the City of Cupertino shall be amended by adding: "rh = All con-
ditions and findings in Resolution No. 662 of the Planning Commis-
� sion of the City of Cupertino shall apply."

the Planning Commission of the City of Cupertino, State of California,
