ADDRESS: 20430 Town Center Lane, Cupertino, California SUBMITTED: May 9, 1969 LOCATION: East end of Palm Avenue, between Blackberry Farm and the Horse R�nch ZONE: Rezoned from R1-7,5 to R1C-6 AREA: 11.64 acres ------------------------------------------------------------------------------ 1-12 Standard Conditions 13 There shall be an one hundred and twenty (120) ft wide flood control right-of-way along Stevens Creek, as shown on the Tentative Map. Ninety (50) feet of this width shall be dedicated in fee to the Santa Clara County Flood Cont��l District. On each side of these 90 feet there sh�ll be dedicated a fifteen (15) ft wide access easement to be kept clear and open and avail�ble to the Flood Control District for maintenance purposes; these easements sha11 also be accessible to fire vehicles, if required by the Central Fire Protection District. 14 There shall be a connection from Scenic Boulevard to the Flood Con- trol easement. 15 There shall be an easement at least twenty (20� ft wide for access to lots along Riviera Ro�d (a "paper street"). 16 The number of parking spaces sha11 be thirty eight (38), as shown on the Development Plan (rather than 28 as shown on the Tentative Map). 17 Private roadways within the development shall be constructed to City standards, except for width, to the satisfaction of the Director of Public Works. 18 The�e shall be no modifications of the Declaration of Covenants, Conditions and Restrictions attached to the application, except after consent by the City Council of the City of Cupertino. ------------------------------------------------------------------------------- PASSED AND ADOPTED this 9th day of June, 1969, at a regular meeting of the Planning Commission of the City of Cupertino, State of California, by the following roll ca11 vote: AYES: Commissioners Frolich, I�win, Puetz NAYS: Commissioner Buthenuth ABSENT: Commissioner Hi�shon i` AP 0 D. All lighting shall be designed to in no way interfere with adjacent residential district. 2. Street trees will be planted in the public right-of-way and shall be of a type approved by the City in places designated by the City. 3. Traffic control signs will be placed at locations to be specified by the City. 4. Fire hydrants shall be located as requested by the City. 5. A masonry wall will be built separating any commercial area from any residential area; which wall shall be six feet high above the highest adjoining finished grade. 6. All parking area and driveways will be paved as shown on the plot plan. 7. Curbs, gutters, sidewalks, and structures shall be installed to grades and to be constructed i_n accordance with standards specified by the City Engineer. 8. Drainage within and without the development shall be to the satisfaction of the City Engineer. 9. Street improvements abutting the applicant's property shall be according to City standards and specifications. 10. The applicant shall be responsible for completing site as shown on approved plot plan, and shall be required to pay for required engineering, checking and inspection fees prior to issuance of building permit. 11. Landscaping shall be as approved and maintained as shown on plot plan. 12. Street widening and dedications shall be in accordance with street widths approved by the City Engineer.
