RECOMMENDING THE APPROVAL OF A TENTATIVE MAP

13 The right-of-way of Bubb Road shall be seventy four (74) feet, as shown
on the approved Tentative Map. It is understood that there will be no
objection to "No Stopping or Parking" regulations.
14 Boulevard trees shall be planted and maintained within lot boundaries,
in conformance with the City's tree planting program.
15 Front yards shall accommodate all short-time parking and all stops by
such vehicles as taxis and mail trucks.
16 Enough space shall be left in front of garage doors or gates to aceom-
modate the largest trucks (including trailers) that normally serve a
1.ot, without blocking any part of the public right-of-way.
17 The area adjacent to McClellan Road shall be disposed as follows,
counted from the present center line of the road: Twenty (20) feet
existing right-of-way; plus ten (10) feet to be dedicated as a public
road and improved to the satisfaction of the Director of Public Works;
plus fifteen (15) feet to be maintained as an easement for possible
future public use; plus ten (10) feeC to be kept clear of buildings
and industrial structur°es. A masonry wall six (6) feet high, or
another physical and visual barrier approved by the Architectural and
Site Control Committee shall separate the industrial area from
McClellan Road. Lot area visible from McClellan Road shall be land-
scaped to the satisfaction of the Architectural and Site Control
Committee.
18 Provisions shall be made, to the satisfaction of the Director of
Public Works and the City Planner, to secure a permanent extension
of Bubb Road east of the railroad track to McClellan Road, to safe-
guard against the possibility that the City might be unable to obtain
permission from the Public Utilities Commission to let Bubb Road
cross the track.

STANDARD CONDITIONS
1. Install ornamental street lights. Al1 lighting shall
be designed to in no way interfere with adjacent resi-
dential district.
2. Street trees will be planted in the public right-of-way
and shall be of a type approved by the City in places
designated by the City.
3. Traffic control signs will be placed at locations to be
specified by the City.
4. Fire hydrants shall be located as requested by the City.
5. A masonry wall will be built separating any commercial
area from any residential area; which wall shall be six
feet high above the highest adjoining finished grade.
6. All parking areas and driveways will be paved as shown
on the plot plan.
7. Curbs, gutters, sidewalks, and structures shall be in-
stalled to grades and be constructed in accordance with
standards specified by the City Engineer.
8. Drainage within and without the development shall be
to the satisfaction of the City Engineer.
9. Street impr.ovements abutting the applicant's property
shall be according to City standards and specifications.
10. The applicant shall be responsible for completing site
as shown on approved plot plan, and shall be required
to pay for required engineering, checking, and inspec-
tion fees prior to issuance of building permit.
11. Landscaping shall be as approved and maintained as
shown on plot plan.
12. Street widening and dedications shall be in accordance
with street widths approved by City Engineer.

19 Until Bubb Road is connected with McClellan Road, there shall be an
easement east of the railroad track connecting Bubb Court or Bubb Road
with McClellan Road, accessible for a11 t�affic, located and paved to
the satisfaction of the Director of Public Works.

PASSED AND ADOPTED this 12th day of May, 1969, at a regular meeting of the
Planning Commission of the City of Cupertino, State of California, by the
following roll call vote:
