NOT BE CONSIDERED FOR AN AMENDMENT FROM ITS
CURRENT RESIDENTIAL VERY-LOW DENSITY
DESIGNATION UNDER THE FOOTHILL MODIFIED
SLOPE DENSITY FORMULA TO RESIDENTIAL
1-5 DWELLING UNITS PER GROSS ACRE.

FINDINGS:
1. The property owners provided no new evidence or information which was
not known or considered when the City adopted the current General Plan
designation.
2. The change in land use intensity will alter the semi-rural development
character intended for this area. The subject site transitions
between the higher valley floor densities and the lower density
developments planned for the church property west of the railroad
tracks.
3. The proposed change would provide a more concentrated development
pattern which is not consistent with the immediately contiguous
residential developments to the north and the west.
4 . The applicant has not demonstrated a substantial public benefit fLum
the altered General Plan designation.
5. The modified density will result in higher traffic levels and
potentially more intensive development forms which could compromise
privacy on adjacent properties owners.
6. The site is located adjacent to Foothill Boulevard which is used as a
main access route to the Kaiser Permanente Plant with results in high
levels of noise. Alteration of the General Plan would subject a
greater number of persons to the higher noise levels.
