OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
RECOMMENDING THAT THE CITY COUNCIL AUTHORIZE A GENERAL PLAN
AMENDMENT TO REDUCE BUILDING HEIGHTS FROM 45 FEET TO 30 FEET AT THE
REAR OF PROPERTIES,AND TO ALLOW BUILDINGS IN THE 1:1 SLOPE FROM CURB
FOR PROPERTIES IN THE CROSSROADS AREA ALONG STEVENS CREEK
BOULEVARD BETWEEN STELLING ROAD AND DE ANZA BOULEVARD

Applicant: City of Cupertino
Location: Citywide- Heart of the City Specific P1aruling area (between Stelling
Road and De Anza Boulevard).
WHEREAS, the City of Cupertino initiated application for a General Plan Amendment
as described in this resolution; and
WHEREAS, the Crossroads area along Stevens Creek Boulevard between Stelling Road
and De Anza Boulevard is the historic shopping core of the City of Cupertino; and

WHEREAS, the Crossroads area has a substantial amount of existing retail shopping
facilities; and
WHEREAS, the General Plan seeks to implement active, walkable environment in the
Heart of the City Specific Plan area; and
WHEREAS, Application No. GPA-2002-05 requests to amend the General Plan land use
element in the Crossroads Area as follows: to reduce building heights to the rear of
properties from 45 feet to 30 feet, and to allow buildings in the 1:1 slope from curb along
Stevens Creek Boulevard;
WHEREAS, the necessary public notices were given in accordance with the procedure
ordinance of the City of Cupertino and the Planning Commission has held at least one
public hearing on the matter; and
WHEREAS, the Planning Commission determined that the proposed amendment will
not result in significant environmental impacts; and

WHEREAS, the Planning Commission finds that the proposed amendment provides
framing to provide an attractive streetscape and promotes walkability and furthers
existing General Plan policies including creating a positive and memorable image for
' Cupertino, providing a pedestrian-oriented and attractive Heart of the City Planning
area, and increased privacy for residential uses to the rear of the Crossroads Area.
NOW,THEREFORE BE IT RESOLVED
That after careful consideration of the facts, maps, exhibit, testimony and other evidence
submitted in this matter, the Planning Commission hereby approves the General Plan
Amendment application GPA-2002-05, which amends the General plan to reduce
maximum building heights to the rear of properties from 45 feet to 30 feet and to allow
buildings in the 1:1 slope from curb for properties in the Crossroads Area along Stevens
Creek Boulevard between Stelling Road and De Anza Boulevard, as described in
Exhibit A and Exhibit B.
PASSED AND ADOPTED this 10� day of February 2003, at a regular meeting of the
City Council of the City of Cupertino by the following roll call vote:
