Commission will be heard:

Use Permit to construct 177 residential units and ancillary improvements on approximately 67
acres of the 212 acre property.
Vesting Tentative Map to subdivide approximately 67 acres of the 212 acre property into 168
lots.
Zoning to rezone approximately 67 acres of the 212 acre property from Agriculture (A), Quasi-
Public (BQ) to Planned Development/Residential (P/RES).
• ENVIRONMENTAL DETERMINATION: Negative Declaration Recommended
The City of Cupertino Planning Department has prepared an Initial Study (an environmental
evaluation) for this project and has found that any of the probable long-term impacts have been
mitigated so that they are less than significant. A copy of the Initial Study is available at City
Hall.
Review Period All comments regarding the accuracy and completeness of this Negative
Declaration must be received by the City Planning Department at City Hall (located at 10300
Torre Avenue, Cupertino, California 95014), no later than June 10, 1997.
All environmental documents for the described applications are available for public review at the
Cupertino Community Development Department, 10300 Torre Avenue, Cupertino, California, 95014.
If you challenge the action of the Planning Commission in court, you may be limited to raising only
those issues you or someone else raised at the public hearing described in this notice, or in written
correspondence delivered to the City of Cupertino at, prior to, the public hearing. Please note that
Planning Commission policy is to allow an applicant and groups to speak for 10 minutes and
individuals to speak for 3 minutes.
